  1. Advising as to the likely rental income.
  2. Advertising and generally marketing the Property.
  3. Conducting accompanied viewings during office open hours.
  4. Completing reference checks via a specialist referencing company, to include, employment, income, credit and landlord references. Reference report to be forwarded to Landlord for approval.
  5. Providing a suitable tenancy agreement for the Property.
  6. Liaising with a Landlord's mortgagees where necessary with regards to references and tenancy agreement. 
  7. Carrying out the initial right to rent checks in accordance with the Immigration Act 2014.
  8. Collection of first month’s rent
  9. Taking a deposit from the Tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme until the end of the tenancy when the Property and contents have been checked for unfair wear and tear and release of deposit has been agreed by the Landlord & Tenant
  10. Collecting the Rent monthly and paying over to the Landlord monthly (normally sent within 7 days of collection) less any fees or expenses due or incurred for the period.  Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
  11. Notifying service companies (principally electricity gas & water) at change of tenancy.
  12. Notifying council of a change of occupier for council tax purposes at the commencement of each tenancy.
  13. Regular inspections of the Property are carried out on a periodic basis (normally 2 per annum).  Responsibility for and management of empty property is not normally included and will only be carried out by special arrangement agreed in writing between the Landlord and the Agent.
  14. Co‐ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary and settling accounts from rents received.   
  15. Making payments on behalf of the Landlord from rents received for costs in managing the Property.
  16. At the landlord’s instruction co‐ordinating a property inventory and check in/out at the beginning and end of the tenancy via and independent inventory clerk and liaising with Landlord and Tenant to agree a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit

 

 

Scale of Fees (All fees are inclusive of VAT)

Tenancy Management : 

(Items 1 to 16 above): 15% of rent due for the duration of the tenancy (Minimum Fee Due, 12 months management fee).  Payable monthly                     

Letting and Rent Collection :

 (Items 1 to 10 above):  12 % of rent due for the duration of the tenancy (Minimum Fee due 12 months Letting & Rent Collection Fee).  Payable monthly  

Letting Only Service :

(Items 1 to 8 above):  One months’ rent.  Payable at commencement of tenancy
